Guelph Home Sales Continue To Improve In May
Guelph home sales continue to improve in May.
According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 363 units in May 2019. This was an increase of 24.7% from May 2018.
On a year-to-date basis, home sales totalled 1,257 units over the first five months of the year, up 8.2% from the same period in 2018.
“Home sales activity continues to improve, with the 363 transactions recorded in May coming in among the top 10 monthly sales figures ever in the region,” said Christianne Child, President of the Guelph and District Association of REALTORS®. “Stronger sales results in April and May have come alongside increase in new listings, suggesting weak sales earlier in the year may have been more about a lack of available supply.”
The MLS® Home Price Index (HPI), tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for Guelph and District was $547,200, up 5.7% in May 2019 compared to May 2018.
The benchmark price for single-family homes was $567,100, up 6.1% on a year-over-year basis in May.
By comparison, the benchmark price for townhouse/row units was $390,700, up 4.2% compared to a year earlier while the benchmark apartment price was $334,700, up 5.1%.
