Guelph home sales edge back to start 2019.
According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®. Home sales numbered 144 units in January 2019. This was down 4.6% (seven sales) from January 2018.
“Home sales quieted down a bit to start 2019, although it’s possible part of that reflects how few new listings became available at the end of 2018,” said Christianne Child, President of the Guelph and District Association of REALTORS®. “New supply did bounce back in January, which could lead to a better February sales figure as those properties get scooped up.”
The MLS® Home Price Index (HPI), tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for Guelph and District was $522,300, up 7.2% in January 2019 compared to January 2018.
The benchmark price for single-family homes was $536,800, up 6.6% on a year-over-year basis in January. By comparison, the benchmark price for townhouse/row units was $375,400, up 6.2% compared to a year earlier while the benchmark apartment price was $334,600, rising 12.6%.
The average price of homes sold in January 2019 was $524,288, up 8.1% from January 2018.
The dollar value of all residential home sales in January 2019 was $75.5 million, up 3.1% from the record December in 2018.
There were 337 new residential listings in January 2019. This was an increase of 19.9% on a year-over-year basis.
