Guelph home sales edge slightly higher in December

According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 127 units in December 2019. This edged up 2.4% (three sales) from December 2018.

On an annual basis, home sales totalled 3,049 units over the course of 2019, up 7.9% from the same period in 2018.

“Heading into 2020 the market is once again getting tighter, not like late 2016 or early 2017 but moving in that direction,” said Matthew Bennett-Monty, President of the Guelph and District Association of REALTORS®. “In line with tighter market conditions, we’re also seeing prices pick up again.”

The MLS® Home Price Index (HPI), tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for Guelph and District was $561,800 in December 2019, up 7.2% compared to December 2018.

The benchmark price for single-family homes was $577,800, also up 7.2% on a year-over-year basis in December. By comparison, the benchmark price for townhouse/row units was $410,700, rising 9.2% compared to a year earlier while the benchmark apartment price was $351,300, up 4.8%.
