Guelph Home Sales Hit All-Time Record For Second Straight Month in June
According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 360 units in June 2014. This matched the record set in May, and marked a two per cent increase from last June.
Sales of all types of properties in the Guelph region numbered 378 units in June, up four per cent from year-ago levels.
“The resale housing market in Guelph and surrounding areas remains extremely strong, with sales in June matching the all-time record set in May,” said Kimberley McKenzie, President of the Guelph and District Association of REALTORS®. “With half the year now in the rear-view mirror 2014 is in the running to set yet another annual sales record following the one set last year.”
The average price of homes sold in June 2014 was $358,631, up 4.4 per cent from levels in June 2013.
The residential dollar volume of sales in June 2014 was a record $129 million, up seven per cent from the same month last year.
The total value of all properties sold in June 2014 was $136.7 million, an increase of 11 per cent on a year-over-year basis.
New residential listings numbered 499 units in June, up five per cent on a year-over-year basis. There were 839 active residential listings on the Association’s MLS® System at the end of June 2014, up 12 per cent from a year earlier.
There were 2.3 months of inventory at the end of June 2014, up slightly from 2.1 a year earlier but below the long-run average for this time of the year in the Guelph region. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
