Guelph home sales still down year-over-year in June, but declines shrinking

According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 297 units in June 2018. This was down 9.7% from June 2017 – the first single-digit decline of the year. Declines had averaged about 25% in the first five months of 2018.

 

On a year-to-date basis, home sales totalled 1,500 units over the first six months of the year. This was down 22.8% from the same period in 2017.

“Sales improved from May to June, a trend also seen in Toronto and a number of other surrounding markets in June,” said Kristi Mercier, President of the Guelph and District Association of REALTORS®. “It could be the beginning of a turnaround, but we’ll need more than a single month’s worth of data. We’ll be keeping a close eye on the evolution of the market over the third quarter.”

The MLS® Home Price Index (HPI), tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI benchmark price for Guelph and District in June 2018 was $436,600, up 3.5% compared to the same month in 2017.
