Guelph Home Sales Just Miss Setting September Record

According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 248 units in September 2016. This was up 10.7 per cent from the same month last year.

 

Sales of all types of properties in the Guelph region numbered 276 units in September, up 15 per cent from a year earlier.

 

Over the first three quarters of the year a record 2,607 homes have traded hands. This is up 8.1per cent from 2015.

 

“The hot summer housing market continued into the fall with September sales missing the record for the month set two years ago by just four sales,” said Jeff Van de Vorst, President of the Guelph and District Association of REALTORS®. “While sales have been running at or near all-time highs, listings have been trending downwards and are now at the lowest levels on record. This is increasingly driving up the prices as buyers compete for scarce listings.”

 

The average price of homes sold in September 2016 was $464,051, up 17.7 per cent from levels in September 2015. The year-to-date average price figure was $420,110, rising 10.9 per cent from the same period in 2015.

 

The dollar volume of residential sales in September 2016 was $115 million, up 30.4 per cent from the same month in 2015. This was a record for the month of September.

 

The total value of all properties sold in September 2016 was $123.6 million, an increase of 30.9 per cent on a year-over-year basis.

 

New residential listings numbered 299 units in September, down 18.5 per cent on a year-over-year basis.
