Guelph Home Sales Little Changed Year-Over-Year in June

Guelph home sales little changed year-over-year in June.

According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 292 units in June 2019. This edged down just 1.7% (five sales) from June 2018.

On a year-to-date basis, home sales totalled 1,558 units over the first six months of the year, up 6.8% from the same period in 2018.

“Home sales activity continues to trend along at somewhat modest levels, at little below average, although supply still running at below-average levels as well which is keeping the market in borderline seller’s market territory,” said Christianne Child, President of the Guelph and District Association of REALTORS®. “With that in mind, it makes sense that prices continue to push higher.”

The MLS® Home Price Index (HPI), tracks price trends far more accurately than is possible using average or median price measures.

The overall MLS® HPI composite benchmark price for Guelph and District was $551,900, up 6.8% in June 2019 compared to June 2018. The benchmark price for single-family homes was $569,400, up 6.6% on a year-over-year basis in June.

By comparison, the benchmark price for townhouse/row units was $400,100, up 6.3% compared to a year earlier while the benchmark apartment price was $342,100, up 8.9%.

The average price of homes sold in June 2019 was $563,107, rising 6.5% from June 2018.

The more comprehensive year-to-date average price was $556,133, up a similar 6.4% from the first six months of 2018.
