Guelph Home Sales Moderate in November
According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 197 units in November 2015. This was down 7.1 per cent from November 2014.
Sales of all types of properties in the Guelph region numbered 217 units in November, down 4.8 per cent from a year earlier.
On a year-to-date basis, home sales in the first 11 months of 2015 were running 3.0 per cent ahead of sales in the same period from 2014.
The average price of homes sold in November 2015 was $376,416, up 8.8 per cent from levels in November 2014. The year-to-date average sale price was $372,113, an increase of 6.8 per cent from 2014.
The dollar volume of residential sales in November 2015 was $74.2 million, rising 1.1 per cent from the same month in 2014.
The total value of all properties sold in November 2015 was $84 million, an increase of 0.9 per cent on a year-over-year basis.
New residential listings numbered 211 units in November, rising five per cent on a year-over-year basis.
There were 739 active residential listings on the Association’s MLS® System at the end of November 2015, down 19.4 per cent from a year earlier.
There were 3.8 months of inventory at the end of November 2015, down from 4.3 months a year earlier. This was below the long-term average for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
