Guelph Home Sales Set All-Time Record

According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 352 units in June 2013. This was a new record, and marked an increase of 25 per cent from the same month last year.

 

Sales of all types of properties in the Guelph region numbered 365 units in June, up 24 per cent from year-ago levels.

 

“Resale housing demand was remarkably strong in June,” said Matthew Bennett-Monty, President of the Guelph and District Association of REALTORS®. “It was actually the first time that home sales in the region have ever topped the 350 mark in a single month.”

 

The average price of homes sold in June 2013 was $343,641, edging down one per cent from levels in June 2012.

 

The residential dollar volume of sales in June 2013 was a near-record $121 million, up 24 per cent from the same month last year.

 

The total value of all properties sold in June 2013 was a record $123 million, up 22 per cent on a year-over-year basis.

 

New residential listings numbered 475 units in June, up 20 per cent on a year-over-year basis.

 

There were 750 active residential listings on the Association’s MLS® System at the end of June 2013, rising 14 per cent from a year earlier.

 

There were 2.1 months of inventory at the end of June 2013. This was down slightly from 2.3 months at the same time last year, and remains well below the long-run average for this time of the year in the Guelph region. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
