Guelph Home Sales Sets A New Record In September
Guelph MLS® home sales set new records in September.
According to statistics provided by the MLS® System of the Guelph and District Association of REALTORS®, home sales numbered 519 units in September 2020. This was a large increase of 43.8% from September 2019. This was also a new sales record for the month of September.
On a year-to-date basis, home sales totaled 3,528 units over the first nine months of the year. This edged down 2.2% from the same period in 2019.
“September was another record-setting month for MLS® home sales in Guelph,” said Matthew Bennett-Monty, President of the Guelph and District Association of REALTORS®. “New listings posted the second-best September on record. The central story continues to be, higher than expected demand combined with low overall supply is driving the average price to a new high yet again, crossing the $750K mark for the first time in history.”
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for Guelph and District was $639,800, rising 16.1% in September 2020 compared to September 2019.
The benchmark price for single-family homes was $667,000, rising 16.5% on a year-over-year basis in September. By comparison, the benchmark price for townhouse/row units was $454,700, rising 13.7% compared to a year earlier while the benchmark apartment price was $380,000, up 14.7%.
The average price of homes sold in September 2020 was a record $757,424, gaining 20.2% from September 2019.
The more comprehensive year-to-date average price was $694,900, up 13.2% from the first nine months of 2019.
