The City of Guelph continues to show strong demand for homes as we wrap up Q3. Sales activity is being held back by a lack of listing activity this month, which has led to a slight decrease in sales volume and unit sales. Low inventory and a competitive market where homes are remaining on the market for fewer days has resulted in a continuing rise in sales prices with no signs of slowing down.

The real estate market in Guelph/Eramosa shows a continued increase in the sales prices of homes, pushing the median/average sales prices to over 1 million. Although sales activity has seen a decrease this month, inventory is keeping up with demand and a healthy batch of new listings has hit the market this month. With higher sale prices and average days-on-market steadily decreasing, we can expect a competitive market amongst buyers in the coming months.

As we close out Q3, demand for homes in Centre Wellington remains strong. The decrease in overall sales activity this month is due to a lack of inventory which has put continued pressure on prices. We can expect demand to continue to be strong in this area in the coming months.
The Puslinch real estate market remains very strong as nearly all of the homes listed this month have been sold. Together, the continued demand for homes and the lack of inventory have pushed sales prices up over 50% year over year. With inventory not quite keeping up with demand in this area, now is a great time for Seller’s to list.

The housing market within Wellington County is a strong seller’s market with an increase in average and median sales prices. The high demand and quick turnover of homes in this area have continued to push prices upward, despite slower overall sales activity this month. Now is a great time to list as we expect a strong market heading into Q4.

Demand for homes in Halton Hills remains strong, although overall sales and listing activity is down this month. Competitive demand for homes is prevalent in this area, resulting in escalating sales prices and sustaining a Seller’s market as we head into Q4.

Inventory is keeping up with demand in this area and sales prices are steadily increasing with no signs of slowing down. We can expect a competitive seller’s marketing in the coming months as we head into Q4.
